FLETC Orders to Glynco? Renting vs. Buying in Brunswick at Today's Rates
Coming to FLETC for two to four years? Here's the honest rent-versus-buy math for Brunswick at a 7.4% mortgage rate, and the few situations where buying still wins.

If you just found out you're headed to the Federal Law Enforcement Training Centers in Glynco, the first question is usually the same: do we rent for a while, or do we buy?
I get this call a lot. Brunswick is a FLETC town, and it's been one for a long time. The answer depends on two things more than anything else — how long you'll really be here, and what rates are doing the month you buy.
Right now rates are doing something worth talking about.
Where rates and prices stand this fall
The 30-year mortgage rate has climbed back up this year. At the same time, Brunswick's market has gone from tight to balanced, which means buyers have more room to negotiate than they did in the spring.
About that price gap — the median sale price in one month swings around with whatever happened to close. It ranged from roughly $300,000 to $368,000 over the past year. Treat the low-to-mid $300s as the honest middle of the Brunswick market, not any single month's number.
What renting costs here
If you're active-duty — Kings Bay, or the Coast Guard here in Brunswick — your housing allowance sets the budget. Brunswick shares a housing area with Kings Bay.
Civilian FLETC staff and instructors don't get BAH, of course, but the rent numbers above tell you the same story — a family-size rental in Brunswick costs about $2,000 a month.
What buying costs here, at 7.4%
Here's a simple example at a Brunswick-typical price. A $340,000 home bought with a VA loan, zero down, first-time use of the VA benefit:
- VA funding fee (2.15%, rolled into the loan): about $7,300
- Loan amount: about $347,300
- Principal and interest at 7.4%: about $2,405 a month
- Then add property taxes, homeowner's insurance, and flood insurance if the property needs it
So the payment on a typical house runs several hundred dollars a month above the rent on a similar 3-bedroom. That's the first honest truth of 2026.
(If you've already used your VA benefit, the funding fee is higher. If you have a VA disability rating, it's often waived. Your lender will run your real numbers. These are just here to show the shape of the decision.)
The part most people skip: what it costs to leave
Rent versus buy isn't really about the monthly payment. It's about what happens when your orders change.
When you sell, you'll typically pay commissions, closing costs, and a few small repairs — budget 6% to 8% of the sale price. On a $340,000 house, that's roughly $20,000 to $27,000.
Meanwhile, here's how much of the loan you'll have paid off by the time you leave:
Put those side by side. On a two- or three-year stay, the loan paydown alone doesn't cover the cost of selling. For buying to come out ahead, the house has to go up in value — or you have to keep it as a rental when you go.
When buying still makes sense
Buying isn't the wrong answer. It's the right answer for some people.
1. You're staying four years or longer
A lot of FLETC staff end up staying far longer than their first set of orders. If Brunswick is likely to be home for a while, the math tilts toward owning.
2. You plan to keep it as a rental
If you'd rather keep the house than sell it when you leave, you skip the selling costs entirely. With 3-bedroom rents near $2,000, a well-bought house in the right part of Brunswick can come close to carrying itself. Run that math before you buy, not after.
3. You can take over someone else's low rate
VA and FHA loans can be assumable. A lot of Brunswick homeowners bought or refinanced when rates were under 5%. Taking over one of those loans changes everything above. It takes some digging, some patience with the servicer, and often cash to cover the seller's equity, but it's worth asking about on every listing.
4. You negotiate the costs down
With Brunswick now near six months of supply, asking the seller to pay closing costs or buy down your rate is a reasonable request again. A seller-paid buydown can take real money off that $2,405 payment.
When renting is the smarter move
- Your orders are two years or less, and you won't keep the house as a rental.
- You don't know the area yet. Renting for six months lets you learn the commute, the schools, and which side of the causeway you want to live on.
- Your savings would be drained by the move itself. A home that leaves you with nothing for a new roof or HVAC isn't a good buy.
A few local notes for FLETC families
- FLETC sits on the north side of Brunswick, next to the Brunswick Golden Isles Airport and close to I-95. Neighborhoods on the north end keep the commute short.
- Check the flood zone on every house before you fall in love with it. It changes your insurance cost a lot here.
- If a house is close to the marsh, ask for the elevation certificate early.
The short version
At 7.4%, a two-to-three-year FLETC stay usually favors renting — unless you can assume a low-rate loan, you'll keep the house as a rental, or you know you're staying longer.
I'm a Navy veteran, and I've helped a lot of military and federal families through this exact decision. If you want me to run your real numbers against actual Brunswick listings and rentals, give me a call or send a message. No pressure — I'd rather you make the right call than a fast one.
